Important Information

License Agreement

Purchase of a set of house plans from RTA constitutes your agreement with the terms and conditions below, as well as additional terms and conditions outlined in the license agreement. Contact RTA for details of the license agreement.

Errors and Omissions

At RTA we’ve done everything we can to prepare complete, accurate, and error-free home designs and construction drawings. We don’t warrant, however, the accuracy or completeness of our work. It is solely your responsibility to review the design and construction drawings and to determine their suitability for your purposes.

If by chance you find a problem with any of our designs, please contact us – we’ll work with you to help find a solution.

Return Policy

Undamaged, unopened standard plan sets (excluding Study Sets) may be returned for a full refund for a period of 30 days from the date you place your order. All returns are subject to a $50 restocking fee.

Plans that have been modified in any way are not returnable.

Copyright Notice

Home plans, designs, and construction drawings are intellectual property and are protected by applicable copyright laws. Purchase of a design from RTA grants you a limited license to use the plans for the construction of one house. Designs and construction drawings may not be reproduced in any form except as specifically allowed (see "What's Included" for more information).

Modifications to the plans you purchase may be made but only to one set of drawings and only for the construction of one house. Modification of the plans does not exempt the plans from our copyright. Modified plans may not be used to build more homes than allowed by the license.

Plans may not be used by anyone other than the original purchaser or his contractor. Plans may not be resold or transferred in any manner.

The purpose of a study set is to help you decide whether to purchase a full set of plans. Purchase of a study set does not grant you a license to build the home or use the plans in any other way. Study Sets may not be returned for a refund.

Area Calculations

The area of each RTA house plan is measured in gross square footage, with modifications for volume.

We measure the area at the perimeter of conditioned space from the outside of the sheathing on wood-framed exterior walls. It doesn't matter what the exterior material is - siding, brick, stone, stucco - each plan reflects the size of the house when the framing is complete.

Modifications to that gross total include counting two-story volumes only once, and counting stairs only once. Porches, loggias, pergolas, patios, and other such "unconditioned" spaces are not inclued in the total, or are shown as separate numbers.

Unfinished spaces (lower levels, garages, attics) are not included; finished lower levels and attics (when applicable) are shown separately.

Structural System

The type of structural system used in our designs varies depending on the size and complexity of the house. Most RTA designs are structured with a combination of "stick" and truss roof framing. A few are all stick; many are all trussed. Some designs use dimensional lumber while others use engineered lumber.
